CHALLENGE

This 1923 row house had been renovated in the 1970s to include a sunken living room and mezzanine. The homeowner wanted to update to an open plan, take advantage of wasted space, and create a legal English basement rental unit.

APPROACH

Noël Design Build restructured the second floor, upgrading the master bedroom and bathroom, as well as creating a second bedroom and bathroom, and relocating the laundry room there. The kitchen was gutted, and the fireplace raised and rebuilt. Throughout the house, electrical, plumbing, and HVAC systems were upgraded. The basement utilities were put on separate meters, and applications for permits for a rental unit were submitted.

RESULTS

The house is now a light-filled, contemporary, spacious home, with a legal rental unit on the lower level.
